Dwelling Type & Age in Canada

Canada's housing stock reflects a century of shifting construction patterns, immigration waves, and planning philosophies. The 2021 Census counted 14.98 million occupied private dwellings, of which 53 percent were single-detached houses — still the dominant form but declining as a share with every census. The dwelling topic maps structural type (single-detached, semi-detached, row house, low-rise apartment, high-rise apartment, duplex) and construction era, revealing stark contrasts between suburban sprawl, urban density, and the age of the built environment.

Single-Detached Dominance

The single-detached house remains Canada's default housing type, but its prevalence varies from over 90 percent in rural Newfoundland to less than 1 percent in downtown Montreal and Vancouver. Terra Nova–The Peninsulas leads at 90.7 percent, followed by Haliburton–Kawartha Lakes (87.7%) and Carlton Trail–Eagle Creek in Saskatchewan (86.0%). These are rural and small-town ridings where land is cheap, density regulations are minimal, and the idea of living in anything other than a detached house is culturally foreign.

At the other extreme, Laurier–Sainte-Marie (0.1%), Rosemont–La Petite-Patrie (0.1%), and Vancouver Centre (0.1%) have virtually no single-detached homes. These downtown cores are built environments of walk-ups, mid-rises, and towers where a house with a yard is a statistical curiosity.

High-Rise Living

The apartment tower (five or more storeys) is concentrated overwhelmingly in a handful of ridings. Spadina–Harbourfront leads at 93.8 percent — essentially the entire housing stock is towers. Vancouver Centre (88.4%) and Toronto Centre (84.9%) follow. The top ten is entirely Toronto and Vancouver, plus Ville-Marie in Montreal. Outside these three metro areas, high-rise apartment living barely registers on the national map.

Construction Era

When a riding's housing stock was built tells as much as what it is. The newest housing is in Calgary and Brampton suburbs: Calgary Skyview leads with 27.1 percent of dwellings built between 2016 and 2021, followed by Brampton West (24.2%) and Spadina–Harbourfront (24.0%). Spadina–Harbourfront's presence reflects the condo tower boom along Toronto's waterfront.

The oldest housing stock concentrates in pre-war city centres: Hamilton Centre leads with 61.4 percent of dwellings built in 1960 or before, followed by Toronto–Danforth (60.1%) and Notre-Dame-de-Grâce–Westmount (56.6%). These are neighbourhoods of Victorian-era houses, interwar duplexes, and early postwar apartment buildings — aging stock that creates both heritage character and maintenance challenges.

10Peace River–Westlock84.2%

The prairie provinces and rural Ontario dominate. These are ridings where the land-to-person ratio is high, where zoning either doesn't exist or permits only single-family homes, and where multi-unit housing is limited to small apartment buildings in town centres.

Highest High-Rise Apartment Share

8Toronto–St. Paul's54.2%
9Don Valley North53.6%
10Scarborough–Woburn50.4%

The drop from the top three to the rest is dramatic — from near-total tower coverage to roughly 50-60 percent. Positions 4 through 10 are all in Toronto's inner suburbs (Willowdale, Don Valley, Scarborough) where 1960s-era apartment corridors line major arterial roads, plus Montreal's Ville-Marie. No Calgary, Edmonton, or Ottawa riding makes the list.

Two types of new construction appear: suburban greenfield development (Calgary Skyview, Brampton West, Edmonton Gateway, Airdrie–Cochrane) and downtown condo towers (Spadina–Harbourfront, Toronto Centre, Ville-Marie). The former expands cities outward; the latter densifies them vertically. Both are responses to Canada's rapid population growth, but they serve very different housing markets.

The oldest housing stock is concentrated in first-ring urban neighbourhoods: Hamilton's north end, Toronto's east side, Montreal's anglophone west. These were the working-class and middle-class neighbourhoods of industrial-era Canada, built before the postwar suburban expansion. Many have since gentrified (Beaches–East York, Rosemont), but the housing stock remains — character homes that are now worth multiples of their replacement cost.
